THE BUILDING PROCESS

Choose a Pool Shell, Options and Placement
In general, your new pool's water cannot encroach closer than 6 feet from the exterior of the home and property lines. When considering the size and placement of your pool, please keep this in mind.

Order Your Pool Shell
Once the details are finalized and the paperwork is signed, we will kick off your project by placing your pool order. During this stage, we'll also apply for permits and provide you with basic information to apply for HOA approval, if needed.

Establish Communications
With everything in place, we'll set a projected start date. Before construction begins, we'll schedule a walthrough to help you understand the process. We will also contact 811 to mark any utilities.

Phases of Construction

Stage 1  The contract is signed, the permit worksheet is completed, the site survey is collected, the pool is ordered.

Stage 2  Prior to your pool delivery, a site visit walkthrough is performed to plan the construction flow, verify pool placement, and check for electrical requirements.

Stage 3 The pool is dug, set in place, plumbed, equipped, wired, and backfilled.

Stage 4 Bonding inspection is completed and preparations for decking are made.

Stage 5  Decking is completed, the site is cleaned up, and the process of transitioning from construction water to pool water begins.

Stage 6  Pool Training, final punch-list.

HELPFUL TIPS

Pool Placement

In general, your new pool's water cannot encroach closer than 6 feet from the exterior of the home and side and rear property lines. Public or private easements may also determine your pool placement options. A survey is required to determine these measurements. When considering the size and placement of your pool, please keep this in mind.

Access

We need to transport not only a significant amount of material but also large items. This might require the removal of fence panels, trees, and landscaping, which we do not replace or repair. Please obtain any written or oral approvals necessary from neighboring properties prior to your construction start date. Please keep the “construction lane” clear, as this is our access route from the road to the worksite.

Marked Utilities

We will requrest 811 service on your behalf to mark the property, which includes gas, water, sewer, electric, and communications lines running from the utility company to your home. If these lines are marked, we will avoid them. Homeowners must mark or move any other lines. We are not liable for damage to unmarked private or public lines.

Subcontractors

Our subcontractors, including those for electrical, plumbing, hardscapes, masonry, and concrete, are licensed and insured. Our electrical teams will need access to your home, and we will schedule these times with you. Connection to gas appliances (gas heaters) is not included and is the responsibility of the homeowner to complete.

Private Septic Systems

It is important that you mark all septic system components and line locations prior to our site walkthrough. We are not responsible for damages to septic systems.

Inspections

Inspection requirements vary by county. Inspections will take place during and after construction. For the final building inspection, door alarms, fence safety latches, and fences must be installed. Contact your local municipality for specific requirements. The homeowner is responsible for all portions of the final building inspection.

Materials and Logistics

We will keep you informed at the start of each project phase, including when your pool shell will be delivered. Notify us of any routine traffic in your area, such as school buses and trash pickup. Large items like pool shells may temporarily block the road during unloading. Raw materials will be stored possibly in driveways, parking pads, the front yard, or the street. We will discuss these areas during our pre-construction walkthrough.

This process WILL BE MESSY

Expect ruts, mud, slurry, dust, and more as materials are moved in and out of the work area. We will do our best to keep our construction site neat during our brief stay. Despite the mess, the end result will be worth it!

Dog Fence and Irrigation

If you have a dog fence or irrigation system, inform the servicing companies about your pool installation. Any necessary repairs will be at the homeowner's expense. We are not responsible for replacing dog fences or irrigation systems.

Utility Services

If a utility service needs to be moved for pool installation, it will be done by the utility provider at an additional cost to the homeowner. These services should be marked, and if lines are marked in the construction area, we will pause the project to discuss the next steps with you.

Materials and Logistics

We will keep you informed at the start of each project phase, including when your pool shell will be delivered. Notify us of any routine traffic in your area, such as school buses and trash pickup. Large items like pool shells may temporarily block the road during unloading. Raw materials will be stored according to our site management plan, possibly in driveways, parking pads, the front yard, or the street. We will discuss these areas during our pre-construction walkthrough.

Detailed Planning

A lot of detail goes into planning a pool. Any ideas, wants, or needs discussed must be included in the signed agreement or any future change orders. Only items explicitly written and signed by all parties will be included in your project.

Site Grading and Landscaping

We will grade work areas to remove ruts and ensure proper drainage, but this will not be grass seed-ready. Finished landscaping can be arranged at an additional cost. Occasionally, pipe trenches may settle. Water management issues, including downspout locations, will be discussed during our pre-construction walkthrough. Specific requests should be made in writing, with costs determined before work is performed.

Damage to Driveway, Parking Pad, and Sidewalks

While we try to avoid damaging surfaces, it can happen. We will attempt to avoid crossing sidewalks and using driveway surfaces, but sometimes there is no other option. We are not responsible for structural damage to hard surfaces, and repairs are at the homeowner’s expense. If you plan to install a new driveway, wait until after construction.
